Farm for sale in Boca de Sábalos - Fertile land for crops

The farm is located 315 km from Managua International Airport (approximately 4 hours and 50 minutes by car). It is situated on the banks of the San Juan River, opposite the town of Sábalos (population 14,000), in an area suitable for cocoa cultivation and ecotourism projects.

The property has flat and semi-undulating topography, with primary and secondary forests that have been regenerating for more than 20 years, offering rich biodiversity. A 30-minute boat ride away is the Castillo de la Inmaculada Concepción, an important historical and tourist site.

Every September, an international royal tarpon fishing tournament is held in the area. The fauna includes endangered species such as the lizard, howler monkey, and peccary. The soils are fertile (loamy, sandy, and silty, pH 3.5–7), suitable for shade crops such as coffee, raicilla, musaceae, and chagüite.

The area receives between 2,300 and 2,700 mm of annual rainfall, with no wind problems. It has land and water access, 45 minutes by boat or 90 minutes by vehicle from San Carlos. There is production of wood, African palm, citrus fruits, cassava, ginger, and raicilla. Production is mainly exported through the port of Limón (Costa Rica).
